Business automation software · Knoxville & East Tennessee
Stop running your business
on spreadsheets.
I'm Jake Cozart, a Knoxville-based engineer who builds software that eliminates the busywork slowing your team down: double-entry data, scattered spreadsheets, disappearing inventory, and scheduling headaches. I build for the workflows of equipment rental companies, contractors, property managers, and professional offices specifically, and can work AI automation into the build where it's genuinely the right fit. You own the result outright. No subscription, no renting it forever.
What I eliminate
The software is just the delivery mechanism. Here's the actual problem it solves.
Replace the Spreadsheet
Purpose-built software for inventory, scheduling, work orders, or customer records, so nothing lives in a fragile spreadsheet only one person understands.
Optional AI Automation
Where it's the right fit, AI features like proposal generation, document processing, or customer support assistants can be built into your system to hand back hours of manual writing and re-typing every week.
Connect Your Existing Tools
Integrations and automations that stop your team from re-entering the same data in three different systems.
Dashboards & Reporting
Real-time visibility into inventory, jobs, or revenue instead of piecing together a status update by hand before every meeting.
Customer & Client Portals
Self-serve portals so customers stop calling and emailing to ask questions your software can answer for them.
Own It Instead of Renting It
You get the source code and a system built around how you actually work, not a seat-based subscription you're locked into forever.
Industries I specialize in
I intentionally focus on a handful of industries with similar workflows, so the software I build for you starts from a proven foundation instead of a blank page.
Equipment & Tool Rental
Inventory that doesn't disappear, reservation and checkout tracking, and reporting that tells you what's actually making money.
Contractors & Trades
HVAC, plumbing, electrical, and general contractors: scheduling, work orders, and job tracking that replace the whiteboard and the group text.
Construction Firms
Project, crew, and material tracking built for job sites, not adapted from generic project management software.
Property Management
Tenant communication, maintenance requests, and portfolio tracking in one system instead of scattered across email and spreadsheets.
Professional Offices
Scheduling, intake, and client record workflows tailored to how your front office actually runs day to day.
Other East Tennessee Businesses
Outside these industries? If off-the-shelf software doesn't fit how you work, I'd still like to hear about it.
Selected work
Real projects, real code. Every one is open source, so you can read the repo or visit its site.
It pays for itself
I price around the business result, not just the hours of development. Before we scope anything, we work out the actual math:
- Hours saved every monthHow much time does this give back to people who are currently doing it by hand?
- Labor eliminatedWhat manual work does this remove entirely, rather than just make faster?
- Revenue it unlocksDoes faster turnaround, better visibility, or fewer dropped requests mean more jobs booked?
- Risk it removesWhat's the cost of the error, the missed follow-up, or the lost inventory this prevents?
A Knoxville engineer building reusable industry solutions
I'm Jake Cozart, a professional software engineer based in Knoxville, Tennessee, with 10+ years of experience shipping real products across the stack. Rather than starting every project from a blank page, I build around a growing library of proven modules, inventory, scheduling, work orders, customer portals, reporting, that get configured around your business instead of built from scratch, so you get a faster, more affordable path to software that's still built specifically for you.
Whether you're in Knox County, Maryville, Oak Ridge, or anywhere across East Tennessee, you work directly with the engineer writing your code: clean code, sensible architecture, and a bias toward actually shipping. You're not hiring a template factory or an offshore team; you're working with a local engineer who will own the problem with you.
- Industry-focusedRental, trades, construction, property management, and professional offices, built on shared, proven modules.
- Production experienceReal apps running live on their own domains, not just side projects.
How it works
Lightweight, transparent, and built around shipping.
Talk it through
You describe the problem. I ask the annoying questions until we both know exactly what success looks like.
Scope & quote
A clear plan with a fixed scope and price. No surprise invoices, no scope creep without a conversation.
Build & iterate
You see progress early and often. We adjust as real software replaces the idea in your head.
Ship & support
It goes live and you own the code outright. Optional plans cover hosting, security updates, feature enhancements, staff training, and quarterly reviews as your business changes.
How I work
AI as a tool, not autopilot
I use AI to move faster, not to think less. It's a powerful tool for scaffolding, exploring approaches, and handling boilerplate, and I lean on it the same way I lean on a compiler or a good library: to amplify the work, never to replace the judgment behind it.
AI features like document processing, proposal generation, or customer support assistants aren't part of every build by default, they're evaluated project by project. If it's genuinely the right fit for your business, we'll talk about bolting it in; if it isn't, you get a straightforward system without the extra complexity.
Every line that ships gets reviewed by me. I bring 10+ years of software engineering experience to checking what AI produces, catching the subtle bugs, security gaps, and bad assumptions that automated tools miss. You get the speed of modern tooling with the accountability of an engineer who actually understands and stands behind the code.
- AI accelerates the buildScaffolding, boilerplate, and exploration happen faster.
- Bolted in only when it fitsAI-powered features are an option we evaluate, not a default add-on.
- You're accountable to a humanA real engineer reviews and owns every result, not a black box.
